Bollywood icon Madhuri Dixit sold a commercial office property in Mumbai’s Andheri (West) for ₹34.85 crore, which represents an impressive return of nearly nine times the original purchase price after holding the asset for over 18 years, according to property registration documents reviewed by CRE Matrix.

The transaction shows the remarkable appreciation in Mumbai's commercial real estate market; in the well-known business districts like Oshiwara, which has been a prime commercial center for over two decades.
Details of the Property Sale.
The office is located on the fourth floor of Morya Landmark-II Premises Co-operative Society Ltd. (a well-known commercial complex in Oshiwara, Andheri (West)).
According to the registered documents, the property has a carpet area of 1,594.24 square feet and was sold under an agreement signed on June 23, 2026.
The buyer of the property is Frames Production Company, a media and entertainment firm.
After 18 Years!
The sale is therefore a big deal compared to the original purchase price nearly two decades ago. The transaction demonstrates that commercial real estate in Mumbai’s major business centers will be very lucrative for the long term.
Real estate experts note that commercial properties in established micro-markets like Andheri West, Oshiwara, Goregaon, and Lower Parel have seen a lot of price appreciation in the past 10 years due to media companies, production houses, IT companies, and corporate offices.
Oshiwara still attracts businesses.
With the rise of Mumbai’s film studios and production houses, as well as a lot of residential communities coming into the city for office space, Oshiwara has emerged as one of the top commercial hubs of Mumbai, particularly for companies in the entertainment business.
Commercial developments like Morya Landmark have remained popular among businesses because of their strategic location, connectivity, and modern office infrastructure.
Mumbai's Commercial Real Estate remains resilient.
This transaction has come at a time when Mumbai's premium commercial property market is thriving, not only due to changing workplace habits but also due to the growth of the market. Demand for the best quality office spaces in established business districts has been stable, with media, financial services, technology, and professional services companies making the most of it.
Long-term investors in the right commercial properties have been able to benefit from capital appreciation and the low land scarcity in high-profile Mumbai locations, they say.
Celebrity Real Estate Investments
Bollywood celebrities have invested in commercial and residential real estate over the years as part of their wealth diversification strategy. High-value transactions involving actors and film personalities attract the attention of the market because they are often indicative of wider trends in Mumbai’s luxury property market.
Madhuri Dixit has now provided a good example of how strategic real estate investment can actually provide great returns over the long term.
With the sale of her Andheri office for ₹34.85 crore, the actress has completed another major real estate transaction, as premium commercial properties in India’s financial capital remain in a premium location.
