Nadiadwala Grandson Entertainment Expands Mumbai Footprint With Rs 2.46 Crore Andheri Office Lease
Mumbai: Sajid Nadiadwala’s production company Nadiadwala Grandson Entertainment Private Limited has entered into a huge commercial property lease in Mumbai’s Andheri West. The production house will rent two office units to Rhea and Dia Enterprises Pvt Ltd for 28 months and will pay about Rs 2.46 crore in rent for the same.
According to property registration documents obtained by CRE Matrix, the lease began on 1 August 2026 while the agreement was registered on 1 September 2026. The transaction involves two commercial office units on the 8th floor of Lotus Grandeur, a commercial development in Andheri West. The leased premises also feature two car parking spaces.
The initial monthly licence fee for the two office units has been fixed at Rs 8,26,875. In addition to the monthly rental commitment, the contract comprises a security deposit of Rs 30 lakh. But, the documents do not specify the total area of the office premises covered by the lease.
The agreement comes with a structured rent escalation clause. The licence fee will increase by 5% after every 12 months. As a result, rent is expected to increase to around Rs 8.68 lakh per month from the 13th month of the lease. When the 28-month rent will increase further to around Rs 9.12 lakh during the last four months of the tenure, it will be.
Given the agreed rental escalations during the lease period, the total rent payable is estimated to be around Rs 2.46 crore. The agreement includes a 12-month lock-in period in which the property is occupied for the first year of the agreement.
The latest transaction underscores the continuing activity around commercial real estate in Mumbai’s western suburbs. Andheri West, especially in the vicinity of Veera Desai Road, is a major business and entertainment centre with production companies, creative agencies, corporate offices and residential developments in the area. The proximity to Mumbai’s film and television industry has also made it a favoured location for entertainment companies.
Nadiadwala Grandson Entertainment Private Limited has been involved in many outstanding property transactions in Mumbai over the past few years. The new office lease from the production house comes on the back of several residential and commercial real estate deals, so it is still in the city’s premium property market.
In October 2025, Nadiadwala Grandson Entertainment purchased two apartments at Mumbai’s Prabhadevi for a combined value of Rs 36.57 crore, according to property registration documents reviewed by Square Yards. One of those transactions was an apartment at Hubtown Twenty Five North.
The Prabhadevi apartment had 2,390 sq ft and another 208 sq ft area and was purchased for Rs 18.57 crore. The 23rd floor of the development also had two car parking spaces. The second property transaction was part of the production company’s larger property acquisition activity in the upscale central Mumbai area.
And before it, in July 2024, Nadiadwala Grandson Entertainment had leased two apartments in Mumbai's Lokhandwala Complex for Rs 1.8 lakh monthly rent. According to the registered leave and licence agreement, the company leased two apartments on the 15th floor of a building in the Green Acres CHSL complex in Andheri West. The agreement was registered on July 26, 2024.
Thus the Andheri West sale adds another commercial property deal to the production house’s growing Mumbai real estate portfolio. Although the size of the newly leased offices has not been disclosed in the registration documents, the Rs 2.46 crore rental commitment over 28 months makes it a significant commercial lease.
Nadiadwala Grandson Entertainment Private Limited and Rhea and Dia Enterprises Pvt Ltd could not be reached for comment on the transaction.
